Project Overview

Northstar Commercial Construction partnered with Baltimore Star Buds to modernize and expand their existing dispensary facility while supporting the business's continued growth within Maryland's evolving cannabis industry.

The project involved the renovation and integration of two previously separate buildings into a single, cohesive operation. Through careful planning, phased construction, and strategic facility improvements, Northstar helped transform the property into a more efficient, comfortable, and customer-focused retail environment.

The completed renovation expanded sales floor capacity, increased back-of-house functionality, enhanced employee workspaces, and incorporated upgraded systems designed to support long-term operational success.

The Challenge

Originally, the property consisted of two independent buildings with separate addresses and disconnected operations. The client sought to combine the facilities into one streamlined dispensary while minimizing disruptions to ongoing business activities.

In addition to the building integration, the existing mechanical systems created ongoing comfort issues for both employees and customers. Public retail areas and private operational spaces were served by a single air conditioning system, making it difficult to maintain consistent temperatures throughout the facility.

During peak business hours, the crowded sales floor generated significantly more heat, often requiring colder thermostat settings that left employees in back-of-house offices and processing areas uncomfortably cold.

Strategic Phasing and Facility Integration

Northstar developed a comprehensive construction phasing plan that allowed operations to continue while the facility was transformed. By strategically connecting the two structures, the project created a unified layout that improved workflow, communication, and operational efficiency throughout the dispensary.
