Project Overview
Northstar Commercial Construction was proud to transform a former dental office into the modern and tranquil home of Floatus Health Spa. This unique commercial renovation required extensive planning, engineering, and customization to create a wellness-focused environment centered around therapeutic float therapy.
The completed facility features multiple private float suites, each equipped with an individual saltwater float tank, private shower, customizable lighting, sound controls, and temperature regulation. The result is a calming, luxurious experience designed to promote relaxation, recovery, and overall wellness for every guest.
The Challenge
Unlike a traditional salon, spa, or retail build-out, Floatus Health Spa presented a specialized set of construction requirements. The facility needed to support multiple self-contained wellness suites, each containing equipment that generates heat, moisture, and unique environmental demands.
Converting the existing dental office layout into a functional health spa required a complete reimagining of the space while maintaining efficient traffic flow, privacy, safety, and operational efficiency.
Specialized Building Systems
To support the spa's advanced wellness offerings, Northstar Commercial Construction designed and coordinated several custom building systems throughout the facility.
HVAC and Environmental Controls
The heating, ventilation, and air conditioning systems were engineered to accommodate the unique conditions created by float tanks, showers, saunas, and other wellness amenities. Special consideration was given to humidity control, heat generation, fresh air intake, and maintaining comfortable temperatures within both private suites and common areas.
Electrical Infrastructure
Each treatment suite required independent control of multiple systems, including lighting, temperature settings, float tank operation, sound systems, and ambient wellness features. The electrical design provided flexibility for both staff operations and personalized client experiences while supporting the facility's specialized equipment requirements.
Plumbing and Water Systems
The renovation included significant plumbing upgrades to support float tanks, private showers, water filtration systems, and ongoing maintenance needs. Dedicated utility and supply areas were incorporated to ensure efficient facility operations and long-term system performance.
Space Planning and Renovation
Transforming a former healthcare office into a luxury wellness destination required strategic space planning and creative problem-solving. The floor plan was redesigned to incorporate private float suites, treatment areas, reception and waiting spaces, storage rooms, maintenance areas, and upgraded mechanical systems while maximizing both functionality and guest comfort.
