What’s the General Timeline for a Commercial Remodel?

Architecture/Design

After you’ve signed a lease for your commercial space, your architect or project manager will begin planning the design for your space. Your team will evaluate the building to evaluate the building codes and regulations. Using this information, they develop a layout and possible layout for your space. During this time, your design team will draw up and finalize plans for the building.

The total size of your space will determine how long it’ll take for this process. As an example, a 20,000 square foot shell space that requires a Class A quality finish will take around ten weeks. 

Bidding and Permitting 

Next, your design team will take the drawings they’ve developed in the design phase and use them to get construction pricing as well as submit them to the city to obtain a building permit. After pricing has been received for your remodeling project, you will have the opportunity to compare bids and select a general contractor or a MD commercial remodeling company. Your general contractor will be the one who makes what’s drawn on paper into a reality, so choose wisely. For the same 20,000 square foot building, this can take around six weeks. 

Construction

After you have plans for your space and have chosen your general contractor, then you can begin the construction phase. Throughout the project, your project manager will:

  • Assist in the construction process evaluation
  • Inspect the job site
  • Be the point of communication for all parties involved in the project

Once construction is complete, it will be up to you to coordinate commercial movers, furniture deliveries, internet installers, etc.  After you’ve completed construction and have all the necessary things for your business, you’ll be ready to officially open. Expect around 16 weeks to complete a 20,000 square foot commercial remodel.
